Anton:--blm189 has pretty well covered it. I would check to see if your water heater has a "heater tee" (where the hot water leaves the tank)
there is sometimes a tee in that fitting that a temperature and pressure releif valve is screwed into. This tee is a common site for a mineral build up that can create the condition of your post. If you shut off the water supply to the heater and bleed the pressure off the line and then unscrew the T&P valve and the tee, it will be obvious if this is the site of your problem (the sensing element from the T&P valve will be very difficult to remove.) A piece of copper tubing can be gently tapped down into the tank tapping to dislodge the accumulation of minerals.
A new T&P valve would be a good idea after cleaning out the old tee and putting the heater back in service....Lots of luck...Bud.


I have LOW Hot PRESSUREe water volumn is about half that of the cold water
: coming out of the faucets. With two hot water faucets turned on the water goes to a trickle. The house is 25 years ols and the fixtures do not look as though they ahve been replaced. Where DO I start?
